Home Handover Kit

Description

Check your new home like an architect before you take the keys.
By Nikhita Chawla, Architect & Founder, Cube Collective

You’ve waited years for this home. Then handover day comes, the builder’s team hurries you through in 20 minutes, and you sign. Three months later the bathroom floor won’t drain, a balcony tile sounds hollow, the AC drain leaks into the wall, and the builder says it’s “usage damage.”

Most defects aren’t hidden. Nobody told you where to look.

This kit is the room-by-room checklist Nikita uses on her own projects as an architect. It’s written in plain language, so you don’t need any technical background. For every item, it tells you exactly what to check and how to check it: tap tiles with a coin, pour a bucket of water to test the floor slope, run the AC for 15 minutes, use a socket tester. Then it helps you record each defect and send it to your builder in writing.

What’s inside

  • Printable and fillable PDF checklist (13 pages). Covers living and dining, bedrooms, kitchen, bathrooms, extra rooms, entrance, balcony and terrace, common areas, electrical and DB, plumbing and waterproofing, and possession documents.
  • Excel checklist you can use on your phone while you walk the site.
  • Excel snag log to list every defect with its severity, a photo, and the promised fix date. Email it to your builder so there’s a written record.
  • “Tools to carry” list. Socket tester, torch, coin, bucket, measuring tape, and what each one is for.
  • Minor / Major / Critical severity guide, so you know what you should never accept possession with.
  • Optional checks for inverter and backup, storage and locks, child and elderly safety, and records to collect (as-built drawings, spare tiles, paint codes, warranties).
  • Walkthrough videos showing how to use each file.

Who it’s for

  • Anyone taking possession of a new flat or builder floor.
  • Anyone buying a resale home or moving into a renovated one.
  • NRIs and busy buyers sending a family member to the site in their place.
  • Interior designers and site supervisors who want a professional handover checklist for clients.
